A coating is a finish applied to a prepared surface. Resurfacing is a broader term for renewing the deck surface and may include repair, texture, an overlay, and a protective finish. Contractors use these words differently, so the written scope matters more than the label on the estimate.

If the existing concrete is stable and the main problem is a faded or worn finish, a coating or retexture may be enough. If the deck has cracks, loose material, or uneven areas, preparation and repair may be necessary before any new finish. Some slabs are poor candidates for an overlay until the cause of movement is addressed.

Questions to ask before choosing

What is bonded to the deck now? Is it paint, old sealer, a textured layer, or bare concrete? Is the surface sound when tapped and walked on? Does water collect near the house or pool edge? These answers shape the preparation plan and the finish that can be installed reliably.

Also ask to see a sample in natural light. Color, texture, wet traction, care requirements, and how the finish feels underfoot may matter more than a photo. For a screened lanai, confirm how the crew will protect the enclosure and reach edges around posts and drains.
